Self storage prices in Dubai are all over the map. Some places charge AED 199 a month for a small unit. Others quote more than AED 3,000 for the same size. That gap confuses first-time renters, and it should, because there are real reasons behind the price differences, and not all of them justify what you actually pay.
This guide breaks down what self storage costs in Dubai this year, what changes the number on your invoice, and which fees you should ask about before signing anything.
What self storage costs in Dubai in 2026
Prices depend mostly on size, location, and whether the unit is climate controlled. Here is the current range across the city:
- Small units (25 to 50 sq ft): AED 199 to AED 450 per month
- Medium units (50 to 100 sq ft): AED 500 to AED 900 per month
- Large units (100 to 200 sq ft): AED 1,000 to AED 1,800 per month
- Extra-large units (200+ sq ft): AED 2,000 and up
At Best E-Self Storage, rates start at AED 199 a month for a small climate-controlled unit, which is on the lower end of the market. The full breakdown is on our pricing page.
6 things that change the price
1. Unit size
The biggest cost driver by far. Storage is priced per square foot, so even a 20 sq ft jump can add AED 200 to your monthly bill. Get the size right before booking. Our guide on storage unit sizes walks through what fits where.
2. Location
Facilities in Dubai Marina, Business Bay, and JLT cost more than the ones in Al Quoz or DIP. You pay for proximity to where you live
3. Climate control
Summer temperatures in Dubai often push past 45°C. That heat damages wooden furniture, warps electronics, and ruins documents. A climate-controlled unit costs 20 to 30 percent more, which is usually money well spent if you are storing anything valuable.
4. Rental length
Six-month and 12-month contracts often get you 10 to 20 percent off the monthly rate. Some facilities throw in a free month with annual plans.
5. Access hours
Round-the-clock access costs more than 9-to-5 access. If you don’t need to visit at midnight, standard hours are cheaper.
6. Extra services
Pickup, delivery, packing materials, and insurance can add anywhere from AED 100 to AED 500 a month on top of the base rent.

The monthly rate is only part of the total cost. These extras catch a lot of first-time renters off guard:
- Security deposit, usually one month’s rent, refundable at the end
- Padlock fee if you don’t bring your own, AED 30 to AED 80
- Insurance, AED 25 to AED 100 a month depending on declared value
- VAT at 5 percent on all rental invoices, as required by UAE law (Federal Tax Authority)
- Late payment fees, often AED 50 to AED 200 per delayed month
- Pickup and delivery, AED 150 to AED 500 depending on distance
- Early cancellation fees, if you leave before three months
Ask for a full quote in writing before you sign. Any operator that hesitates to give you one is not the operator you want.
- Pick the right size. Renting 100 sq ft when you only need 50 sq ft literally doubles your rent.
- Sign longer. Annual contracts usually cut 10 to 20 percent off the monthly rate.
- Move in the off-season. May through September has more availability and better promotional deals.
- Look for first-month-free offers. Locations in Abu Dhabi and Sharjah run these regularly.
- Skip 24/7 access if you can live without it. Standard hours are cheaper.
- Sort through your things before you store them. The Self Storage Association has good practical guidance on this.
